Buying a plot in Bangalore is a significant investment — and a wrong decision can cost you lakhs. Here are 7 legal checks that every plot buyer must complete before paying any token amount.
1. Title Deed Verification: Verify the complete ownership chain — how the current seller acquired the property, and whether the transfer was legal. Look for gaps or unregistered transactions.
2. Encumbrance Certificate (EC): Pull an EC for the last 15–30 years. A 'NIL' EC is ideal. If there are entries, investigate each one — especially outstanding mortgages or court attachments.
3. Khata Status: Check whether the property has A-Khata (fully compliant) or B-Khata (revenue site, limited rights). Only A-Khata properties get bank loans and clear registration.
4. Layout Approval: Verify BDA, BMRDA, or DTCP approval. Unapproved layouts cannot get building licenses, water connections, or bank loans.
5. Land Conversion Order: If the plot was originally agricultural land, a valid conversion order from the DC is mandatory for residential use.
6. Boundary & Survey Verification: Cross-check the survey sketch with the physical site. Encroachments by neighboring plots are extremely common.
7. RERA Registration: If buying in a gated project, verify RERA registration on the Karnataka RERA website. RERA ensures the project has legal approvals.
These 7 checks are non-negotiable. At Srimanth Properties, our Legal Safety Check service covers all of them — plus a written report with clear recommendations. WhatsApp +91 92417 06010.
