If you own property in Bangalore, the e-Khata is one of the most important documents you'll need. It's the digital property record that confirms ownership in the BBMP system — essential for property tax payment, legal clarity, and any future sale, loan, or registration.
In this guide, we walk you through the complete e-Khata application process, from gathering documents to submitting your application at the BBMP office or online through the BBMP e-Khata portal.
What is e-Khata? The e-Khata is an electronic property record maintained by BBMP. It replaced the old manual Khata certificate and contains your property details, owner name, dimensions, and tax assessment information.
Step 1 — Gather Required Documents: You'll need your sale deed, previous Khata certificate, tax paid receipts, encumbrance certificate (EC), identity proof, and property sketch. If the property was recently transferred, include the mutation extract.
Step 2 — Submit Application: Visit your ward BBMP office or apply online. Fill out the e-Khata application form (Form 3 for new applications, Form 4 for transfers). Attach all required documents and pay the processing fee.
Step 3 — BBMP Verification: The BBMP assistant revenue officer verifies your documents. This usually takes 7–15 working days. If there are discrepancies, you'll be notified to provide clarifications.
Step 4 — Receive Your e-Khata: Once approved, you can download your e-Khata certificate from the BBMP portal. The certificate includes a unique property ID (PID) that you'll use for all future tax payments and transactions.
Common Issues: If your property is B-Khata, you won't get an e-Khata directly — you'll need to regularize the property first. We handle these complex cases regularly at Srimanth Properties.
Without an e-Khata, you cannot get a bank loan on the property, pay property tax online, or sell the property with clear title. It's the foundation of legal property ownership in Bangalore.
