Property registration is the final and most important step in any property transaction. It's the legal process that transfers ownership from seller to buyer through the Sub-Registrar Office.
Step 1 — Document Preparation: The sale deed is the primary document to be registered. It must be drafted on stamp paper of the appropriate value, and include all property details, parties' information, and terms of sale.
Step 2 — Stamp Duty & Registration Charges: In Karnataka, stamp duty is approximately 5% of the property value. Registration charges are 1%. On a ₹50 lakh property, you'd pay approximately ₹3 lakh total.
Step 3 — Required Documents: Sale deed (original), previous sale deed chain, EC, Khata certificate, tax paid receipts, conversion order (if agricultural land), layout approval, and identity proofs.
Step 4 — Online Appointment: Book a slot at the Sub-Registrar Office through the Kaveri Online Services portal. Upload draft documents and pay stamp duty online (e-stamping through SHCIL).
Step 5 — Physical Registration: Both buyer and seller (plus witnesses) must appear at the Sub-Registrar Office. The registrar verifies identities, checks documents, and registers the sale deed.
Step 6 — Post-Registration: Apply for mutation (updating the new owner's name in revenue records), Khata transfer, and property tax update. This completes the legal ownership transfer.
Common Pitfalls: Under-valuation can lead to penalties and future legal issues. Always register at the guidance value or market value, whichever is higher.
